Interior Design

We are currently looking for some interior design specialist here in Virginia Beach, Chesapeake, Norfolk, or anywhere else in Hampton Roads, Virginia.  We are expanding our real estate services to include a "Prepare to Sell" Service for home-owners looking to sell their home in the near future.

 The first step to selling a home is preparation.  You should never, ever, ever attempt to sell your home prior to preparing your home for sale.  You will be leaving money on the table if you don't adequately prepare, and you may let qualified buyers slip through your fingers.  In order to sell your house, you should do the following things:

  1. Enhance the curb appeal of your home.  This may include painting the front door, cleaning up any messes in the front yard, landscaping, updating your outside light fixtures, taking the trash cans around back, buying some potted plants for around the front door, among other things.
  2. Move as much of your belongings out of the home as possible.  Clearing clutter is absolutely essential for maximizing the offers that buyers make.  You may want to get a storage unit, and move old furniture or clutter to the unit, so your home looks open and spacious.  Take down any family photos, pictures, and items that personalize your place.  Prospective buyers do not want to see these things.
  3. Update the light fixtures in the house.  You can update all the fixtures in a home for less than a couple of hundred dollars.
  4. Paint the entire place.  Off-white is the easiest color to paint, because you don't have to be careful with your cut-lines, which are the lines between the walls and ceiling.  You should be able to paint an entire house off-white within a couple of days, and spend less than a couple of hundred dollars.
  5. Hire an interior decorator.  Spending $2000.00 to help stage your home for selling, should make it easier to sell your home, and should help you get top-dollar when selling.

Virginia Beach For Sale By Owner

Chesapeake Virginia Associate or Principal Broker

Chesapeake Virginia Brokers - Hello all brokers out there.  I am about to open a real estate branch around the Battlefield area of Chesapeake, somewhat close to the WalMart, Sams Club, Lowe's and Home Depot.  I do not have my broker's license, so I need to hire a broker into the office.  The franchise is new in Virginia, but the business model should help the office grow very fast.  There is a lot of upside potential for the candidate.

Real Estate Investing, buy low, sell high

Looking at the Real Estate Market in Virginia Beach from 2001-2005.  I think it's funny the way most people think.  We were all taught to buy low and sell high from pretty much the day we were born.  This isn't what people do however.  When people start to notice that the prices of real estate, or stocks, or anything for that matter are going up, they gain interest.  Only after seeing sustained increases over time, do many people start to think it is a good idea to buy.  They think the double-digit increases will never stop, and they soon will be millionaires.  I have to admit this happened to me in the stock market tech bubble burst in 2001.  I turned $5,000 into $40,000 to that point, but I got greedy and lost it all. 

People start to buy real estate, I've noticed here in Virginia Beach, after the prices have gone up substantially....Granted, they bought at low interest rates, but the prices were high.  Now we are seeing a trend of increaing interest rates, which means the market is slowing, and it is much easier to get a bargain price.  Yet people sit on their hands.  People would rather get a house at a high price and a low interest rate than a house at a low price and a high interest rate.

Me personally, I would rather get a house at a bargain, and re-finance it later.  Most people follow the herd.  The only way to be financially successful is to go against the herd, and follow simple economics...buy low and sell high.....despite what happens to interest rates.  When the interest rates drop again, the prices will go up again, and you will be glad you made the tough decision.
